Developer CBRE Investment Management gained planning consent for the 145,000 sq ft office overhaul at the end of September and is now proceeding with its plans.
The original Foster + Partners designed building has been reimagined by architect Gensler and will see a rooftop green terrace floor added to the seven-floor building.
The refurbishment also aims to minimise the building’s embodied carbon through the recycling and repurposing of materials and the removal of fossil fuels.
The redevelopment has a commitment to the sustainable sourcing of timber products, accountability for other construction materials and a reduction in construction waste.
The scheme also includes passive and low energy design measures including low energy LED lighting and high-performance glazing.
A new 5,000 sq ft rooftop terrace with multi-purpose indoor rooftop pavilion with provide panoramic views of St. Paul’s Cathedral and the City’s tall buildings cluster.
Upon completion, the refurbishment aims to deliver BREEAM Outstanding and WELL Platinum ratings.
Stewart Ward, Managing Director for Mace Interiors, said construction is due to start imminently with completion forecast for Q1 2025.
The wider project team includes Thamesis as development manager, Gensler as the architect, Knight Frank as project manager and Aecom as building services consultant.
Matthew Barratt, Director and Office Asset Manager at CBRE IM, said: “This is an exciting opportunity to revitalize a high profile office building into a super prime office space.
“In the City of London currently, there’s increasing demand and limited supply of high-quality, highly sustainable office space focused on employee wellbeing.
“This refurbishment will reposition 10 Gresham Street to meet the demands and expectations of the modern-day occupier.”
